Just a few weeks after a facility fully leased to TELUS was listed for sale, another facility fully leased to Tesla has now also hit the GTA industrial market, according to a new listing that recently came online.

The property is located at 95 Clegg Road in Markham, which has access to Highway 7 towards the north, Highway 404 towards the west, and Highway 407 towards the south, providing access to other parts of the Greater Toronto Area.


Nearby amenities also include Downtown Markham, the Unionville GO Station, and the CF Markville shopping centre.

95 Clegg Road is owned by Pure Industrial — the REIT that was taken private in 2018 by American investment firm Blackstone and Quebec pension fund Caisse de dépôt et placement du Québec (now known as La Caisse) — through PIRET (95 Clegg Road) Holdings Inc.

Originally constructed in 1998 with durable precast concrete walls, the building sits on a 5.33-acre parcel of land, spans 110,236 sq. ft, and is equipped with six dock-level loading doors, as well as 112 parking spaces.

The facility is 100% leased to Tesla, the electric vehicle company led by Elon Musk, which uses it as a battery manufacturing facility. According to the listing team, Tesla’s lease has a net lease structure with annual escalations and strong renewal probability given Tesla has invested in the facility.

95 Clegg Road was listed for sale earlier this month by Max Brenzel, Victor Cotic, Gord Cook, and Farabe Wahab of Colliers on an unpriced basis.
