Usually, the first image of a property's listing aims to capture the essence of the home for sale: the ethereal way golden hour's light stretches across the kitchen; a cozy-yet-spacious shot of the open-concept living room; the massive, manicured backyard.
Such is not the case for 413 Drewry Avenue, which recently hit the market in North York.
Scrolling through recent additions to the city's four-bedroom listings, one might initially be shocked to stumble upon 413 Drewry. Fitted with a $1,399,990 price tag, the listing's first image shows a modern, sophisticated two-storey, fronted by a double-garage, featuring a perfectly-trimmed front lawn.
Oh, and a sports car in the driveway for good measure.
But the image doesn't actually capture the place that's for sale -- instead, it presents a vision of what could replace the home that currently stands at the address.

"That image is an architectural rendering of the proposed new build home," says Lirad Kligman, the sales representative at Forest Hill Real Estate Brokerage Inc. who -- alongside broker Dan Kligman -- is aligned with the Drewry Avenue listing. "The owner has approved building permits and construction can begin immediately by the lucky new owner!"
For now, a sweet bungalow stands on the "extra-wide" lot, which spans 61.6 by 122 feet. South-facing, the property is indeed set with a fully-approved building permit, which allows for the construction of a modern detached home with more than 3,600 square-feet of living space. A basement, 4+1 bedrooms, 6 bathrooms, and a 3-car garage plus private drive are all permitted for the projected creation.
Location-wise, the property is tucked into the "high-demand" neighbourhood of Newtonbrook, situated in North York just east of Bathurst Street. Parks, schools, and shopping are all easily accessible nearby while, of course, downtown is readily available via the DVP or transit.
For potential buyers interested in snagging the space on Drewry Avenue (we really want to call it Drewry Lane, but won't), architectural plans and the building permit are available upon request from Forest Hill Real Estate. To peep the documents might aid could-be buyers in deciding whether or not to take the $1.4 million plunge.

If the idea of being able to DIY your dream home in a neighbourly pocket of North York appeals to you, rejoice! This listing could be sent from the cosmos. The opportunity to build on a fair sized plot of land -- particularly when the approval is already complete -- is indeed a privilege that should be savoured.
All we're saying is: don't roll up expecting the place to look like the first image you see below.
(But of course, do feel free to use the rendering as inspiration.)
