What is an Amortization Period?

The amortization period is the total length of time it will take to fully pay off a mortgage loan through regular payments, typically expressed in years.

Why an Amortization Period Matters in Real Estate

In Canadian real estate, the amortization period plays a key role in determining a borrower’s monthly mortgage payment and the total interest paid over the life of the loan. A longer amortization period results in lower monthly payments but higher overall interest costs, while a shorter period leads to higher payments but faster equity buildup and lower interest paid.

Most insured mortgages in Canada are capped at a 25-year amortization, though uninsured mortgages can extend up to 30 or 35 years, depending on the lender. Lenders often combine the amortization period with shorter mortgage terms (e.g., 5 years), after which borrowers must renew their mortgage under potentially different rates and conditions.

Choosing the right amortization period depends on a buyer’s financial goals, risk tolerance, and income stability. First-time buyers might favour longer periods for affordability, while seasoned investors may opt for shorter durations to reduce debt quickly.

Example of an Amortization Period

A buyer takes a $500,000 mortgage with a 25-year amortization. Their payments are calculated to fully repay the loan over 25 years, assuming the interest rate and payment schedule remain consistent.

Canada Is Building More Homes (But Fewer Of Them Are For People To Own)

It’s no secret that developers have lost faith in Canada’s once-booming condo sector. It’s also no secret that the rental segment has emerged as something of a saving grace for the housing market, with new and pivoted projects alike benefiting from government-backed incentives. But a new report from Desjardins underscores that the broad volley from condo to rental is not a risk-free trade-off.

Authored by Economist Kari Norman, the report points out while there have been around 130,000 rental housing starts recorded over the last four quarters, condo starts have slipped below the 50,000-mark for the first time since the 2009 global recession.

MOD Developments Files Plans For 40-Storey Rental At Randolph Theatre

Rendering of 736 Bathurst Street/Diamond Schmitt

Real estate insolvencies have been a dime a dozen over the past few years, but 736 Bathurst Street is proof that, sometimes, they come out of the other side. A new development application from MOD Developments and Montez Corporation proposes a 40-storey purpose-built rental tower for the site at the southwest corner of Bathurst and Lennox streets, which is currently operated by the Randolph College of Performing Arts. In a previous life, the two-storey venue was the Bathurst Methodist Church, built in 1888.

As mentioned, the site has a bit of a turbulent history. In 2024, ONE Development listed the property for sale after drawing up preliminary plans for a 49-storey mixed-use tower. Less than a year later, lender Timbercreek Mortgage Servicing Inc. successfully petitioned the Ontario Superior Court for a receivership order after alleging the owner had defaulted on its mortgage. Court-appointed monitor MNP then marketed the site through a formal sales process before it sold, paving the way for MOD and Montez's current proposal.
