A sprawling private island estate on the Sunshine Coast of British Columbia was recently sold for what was a record-setting price, Sotheby’s International Realty Canada announced this week.

Spanning 93 acres, Turnagain Island is located off the coast of Secret Cove, just north of the Smuggler Cove Marine Provincial Park near Halfmoon Bay. Further down the Sunshine Coast Highway is Sechelt.

According to Sotheby’s, Turnagain Island was listed for $14,749,000 and was sold recently for $13,000,000 to an identified purchaser from Greater Vancouver, in what was the highest-value residential property transaction ever recorded on the Sunshine Coast through the MLS system.

The sale was pertaining to four legal parcels, according to PIDs shared with STOREYS by Sotheby’s, that BC Assessment values at $4,387,000, $1,855,000, $1,989,000, and $1,239,500 — the last of which is a small parcel on the mainland for parking — for a total assessed value of $9,470,500 dated to July 1, 2025.

Sotheby’s declined to share details about the purchaser, but British Columbia’s Land Owner Transparency Registry indicates that the properties were previously owned by the Givton family under Woodland Investments Ltd. and Burrard Industries Ltd., but is now owned by the McGregor family under Vancouver Sawmills Limited.

“With pristine forests, a rugged coastline, and breathtaking, uninterrupted views of the Pacific Ocean, the 93-acre private island estate has been meticulously stewarded by one family for over 60 years,” said Sotheby’s in a press release. “The island can be traversed along an enchanting network of moss-lined, single-track roads leading to dozens of viewpoints.”

The island is home to two residences. One is a contemporary three-bedroom home with 2,859 sq. ft of living space, floor-to-ceiling windows, and waterfront views of the ocean. The other is a Pacific Northwest craftsman-style home with four bedrooms and 3,202 sq. ft of living space.

Turnagain Island is also equipped with multiple garages, a generator, municipal water supply, irrigation reservoir, submarine hydropower, multiple boathouses and docks, as well as a 120-foot deepwater dock.

“Turnagain Island offers a rare combination of privacy and natural beauty, balanced by extensive infrastructure and convenient access to the vibrant community of Halfmoon Bay and nearby amenities of Sechelt,” said listing agent Gina Stockwell, SVP of Sales with Sotheby’s.

“The marketing strategy for the property was extensive, and created interest from potential purchasers from across Greater Vancouver, British Columbia and Canada, while reaching qualified buyers around the world,” she added. “The sale of Turnagain Island highlights underlying market confidence in the long-term value of top-tier recreational property in B.C.”

“While some B.C. recreational markets have experienced higher inventory levels and more measured sales activity over the past year, this reflects a more strategic buyer rather than a lack of confidence in the market,” added Kevin O’Toole, Managing Broker for Greater Vancouver and the Sunshine Coast for Sotheby’s International Realty Canada. “Affluent purchasers remain financially well-positioned and are taking the time to evaluate opportunities. At the upper end of the market, well-positioned properties priced for current conditions are attracting decisive interest, and the sale of Turnagain Island reflects this.”
