A 49- and 53-storey mixed-use condo development and public park could be replacing a to-be-demolished 10-storey office building in the Avondale neighbourhood of North York.

The plans were filed by Steamliner Properties in late-March with Official Plan and Zoning Bylaw Amendment applications that are currently under review. If approved, the development would be located at 110 Sheppard Avenue East on the northeast corner of Sheppard and Kenneth Avenue.


The site is also located within the Sheppard-Yonge Protected Major Transit Station Area due to its close proximity to the Sheppard-Yonge Station on Line 1, five surface transit routes, including Route 85, 98, 78, 97, and 84, and the Yonge St. on-ramp to Highway 401.

Plans envision two towers connected at their bases by a five-to-seven-storey podium containing 3,896 sq. ft of retail space in the 53-storey south tower, with the 49-storey tower positioned towards the north. Atop the podium spanning between the two towers a generous rooftop amenity space is proposed.

Additionally, a 4,693-sq.-ft public park would run the length of the site from north to south, providing residents and the public with access to green space.

In total, the development would offer 1,313 condo units divided into 46 studio units, 883 one-bedrooms, 239 two-bedrooms, and 145 three-bedrooms. Residents would have access to 27,652 sq. ft of indoor amenity space located at-grade, and on levels two and seven. Outside, 14,897 sq. ft of amenity space could be found at-grade adjoining to the public park and on levels two and seven alongside the indoor amenity spaces.

As well, Steamliner's plans call for 169 parking spaces located across three levels of underground parking and 986 bicycle parking spaces. In the underground parking garage, portions of the existing foundation walls are proposed to be retained within the new development.

The building itself is being designed by Sweeny &Co Architects Inc., and the firm's renderings depict a sleek exterior with a varied, dynamic built-form and floor-to-ceiling windows at-grade.
