Toronto sports fans won’t want to miss this listing -- the home of former Toronto Maple Leafs player Nazem Kadri has just hit the market, offering the lap of luxury just steps from the city’s most famous centre ice.

One of only two units on the floor, PH 102-199 Richmond Street is a rarity, offering considerably more living space than is the norm in Toronto’s downtown core. Totalling 3,300 sq. ft, the suite includes three bedrooms -- the primary with an ensuite and walkout -- three baths, and a generous open-concept kitchen and living room, as well as five separate balconies.

“What’s interesting is, in the last 10 years in this location in the downtown core, there’s only been 54 units that have hit the market over 3,000 sq. ft,” says listing agent Deana Feldman.

“This is one of the more unique condo offerings available at the moment. With the majority of condos downtown, as you know, you get smaller units, and to find a unit that is so spacious is really, really unique.”

She adds that it’s the perfect option for bachelors and young families alike, as well as downsizers looking for a chic, well-located pied-à-terre. “There’s a lot of variability, just based on its sheer size.”

Kadri, who played as centreman for the Leafs between 2010 - 2019, has owned the unit since 2018, having purchased it directly from the developer. Given the condo’s just a hop, skip, and a jump from the Air Canada Centre, it likely made for an extremely convenient commute. Since his trade to Colorado Avalanche in 2019, the unit has been rented out to a few star-studded tenants, says Feldman, including – while she can’t name names – a Toronto Raptor.

She says that despite recent softening in the housing market, unique properties continue to outperform, a “testament to the lack of luxury accommodation in our downtown core.” Penthouses such as this one, outfitted with premium finishes and modern aesthetic, are even more scarce.

“In reviewing the past comparable inventory, very few actually compare to the upgrades found in this unit. The modern aesthetic found in these suites consist of contemporary wall paneling throughout. It’s got light wood floors, white marble, and a lot of marble feature walls, it’s got a gorgeous view, and it’s just really, really spacious,” she says.

Compared to an equivalent-sized unit in a hotel-type residence such as the Shangri-La or Four Seasons -- likely the closest a buyer would find in terms of size and luxury -- monthly maintenance fees are roughly three times lower, she adds.

In all -- this penthouse is total goals.
