Amidst downtown Toronto’s condo-heavy landscape, a project that’s coming up at Sugar Beach is something of a unique breed.

Although many condo buildings, existing and up-and-coming, cater to the city’s amass of singles and young professionals, the (aptly named) Sugar Wharf Condominiums have been designed with the whole family in mind.

And it’s a timely niche to fill, no doubt.

"As more and more families are either priced out of single-family homes or looking to stay in lively urban centres, many are choosing condo living," says Jared Menkes, Executive Vice President of the High Rise Residential division at Menkes Developments. "Menkes has been focused on family-friendly condos for over a decade now, starting with the City’s first-of-its-kind combination of children’s spaces in Harbour Plaza Residences."

For Menkes, delivering these kinds of projects is all about giving families everything they might need and want out of a single-family home, packaged up with the convenience of urban condo living.

"For instance, if you want space for entertaining, we offer social lounges with large dining areas and party rooms. If you enjoy BBQ with your family, we have outdoor dining areas with BBQs and fire pits. If you are an active family with lots of sporting gear and equipment, we made sure to design extra large locker storage spaces to accommodate," says Menkes. "And the list goes on."

Speaking specifically to the Sugar Wharf development, the six-tower, mixed-use community will tout an array of amenities for residents of all ages, including all those that you would expect from a modern-day condo — think: a 24-hour concierge, a state-of-the-art fitness centre, event spaces, and an indoor lap pool.

But there will also be just as many that may (pleasantly) surprise you.

"Sugar Wharf has everything parents could ever want to keep their kids social, busy, and active. We have a LEGO room, a music room, a children’s party room, a kids arts and crafts room, a virtual reality room, a games room, a really cozy theatre for watching movies, and an outdoor children’s play area, which is like having a playground in your own backyard. It also provides quiet spaces for homework and studying," Menkes explains.

"In addition to all these incredible amenities, Sugar Wharf offers access to a 45,000-sq.-ft fitness facility with a basketball court and a hot yoga studio, and the community will eventually be home to a brand new two-acre public park."

As well, the project will bring Toronto’s first vertically-integrated school — the Lower Yonge Precinct Elementary School — to the site, which will cater to over 450 students residing in the lower Yonge and waterfront neighbourhoods.

On top of all of that, the project is going part and parcel with the expansion of the city's PATH network east of Yonge Street, which will lend the area better connectivity to public transit, and is something the whole community — including and beyond the residents of Sugar Wharf — can enjoy and benefit from.

"Sugar Wharf is a project like no other in Toronto. It’s more like a resort on the waterfront," says Menkes. "I think this project will set a new industry standard for creating a 24/7 city within a city for condo dwellers, where they will have access to everything they need and more."
