Known for its entertainment, parks, dining, plus lots of upscale shopping, Yonge and Eglinton is the heart of mid-town. Now, a newly proposed mid-rise condominium wants to rise on a corner lot on Yonge Street and get in on the action.

A recently submitted Zoning By-law Amendment application was submitted to city planners to construct a nine-storey mixed-use project with 127 residential units at 2674-2704 Yonge Street.

The large corner site spans 25,747 square feet in area on the west side of Yonge Street at the southwest corner of Alexandra Boulevard and Yonge Street, and adjacent to Snider Parkette.

The site is currently occupied by a three-storey rental apartment building with 31 one and two-bedroom suites. The north part of the Site is now vacant and was previously occupied by a two-storey funeral home for many decades, which was recently demolished.

“Inspired by key architectural elements of the former funeral home, notably the stone arch entrances, the proposed built form massing and expression conceived by Studio JCI Architects has a timeless quality with simple geometry that is rich in texture, detailing and materiality,” reads the application’s cover letter, written by Triage Development Corp.

According to the application, the development, which was designed by Studio JCI, would span 118,070 square feet in gross floor area, with 4,497 square feet dedicated to amenity space, of which, 2,961 square feet of indoor amenity space would occupy the ground and seventh floors, with the remaining 1,536 square feet reserved as outdoor amenity area on the seventh floor. A dog-wash and pet relief area would also be provided on the ground floor.

There will also be retail at grade level, spanning 6,092 square feet of the ground floor with two street entrances.

As for the residential units, the 127 suites will include 40 one-bedrooms, 40 two-bedrooms, and 16 three-bedroom suites. The application also says 31 units would be dedicated replacement rental apartments, with 23 one-bedroom suites and eight two-bedroom units located throughout the second and third floors.

Three ground-related townhomes would also be included. One-, two- and three-bedroom suites would have an average size of 586, 776 and 1,055 square feet, respectively.

A two-level underground parking garage is also proposed and it would house 82 parking spaces, 68 of which would be reserved for residential use, while a total of 130 bicycle parking spots would also be included.
