Market conditions over the past few years have proven to be tough, resulting in projects at the planning stage being shelved and projects at the construction stage facing delays.

Several projects on our list of developments that were expected to be completed in 2023 did not end up being completed that year, with two — The Butterfly by Westbank and Capstan Station by TransLink — not completing until last month. There were not many notable projects that were expected to be completed in 2024, but those two years of delays means that we are set to see many significant projects be completed this year.


Here are 10 noteworthy development projects — based on their significance, size, and/or developer — that are set to be completed in 2025, according to project websites and/or confirmation provided to STOREYS by the developers.

Archetype

Location: 220 E 1st Avenue in Vancouver

Archetype is an aptly-named project. The word refers to the first form of something that becomes a model for others and Archetype by QuadReal Property Group and Hungerford Properties is set to complete with the distinction of being the first tri-mix development project in Metro Vancouver.

Located in the False Creek Flats area of Vancouver, the eight-storey Archetype is set to include a mix of over 200 rental units, office space, and light industrial space. Pre-leasing on the rental homes and occupancy on the commercial space are both expected in 2025. Since Archetype was first conceived, other developers such as Strand have also been planning similar tri-mix projects.

Hive

Developer: Nature's Path / BGO

Location: 2150 Keith Drive in Vancouver.

Situated at the other end of the False Creek Flats, near the existing VCC-Clark Station, will be Hive, a striking 10-storey office building that's set to deliver approximately 164,000 sq. ft of office space. It's intended to be completed this year and has been fully leased to ICBC for 15 years.

The property is owned by Arran and Ratana Stephens, the founders of organic foods company Nature's Path, with BGO serving as the development manager. Notably, Hive will feature a unique honeycomb façade and a mass timber-braced building frame. The project also secured $3.5 million in funding from the Government of Canada in 2023.

The Stories at South Granville Station

Developer: PCI Developments

Location: 2488 Granville Street (formerly 1477 W Broadway) in Vancouver

Many projects have been planned at or near future Broadway Subway stations, but PCI Developments will be the first to deliver such a project. The project was first proposed in 2021, before the Broadway Plan was approved, and will reach 39 storeys.

The mixed-use project will consist of 226 rental units, around 103,000 sq. ft of office space, and around 30,000 sq. ft of retail space that will be occupied by a Loblaws City Market. As has become the signature of PCI Developments, the project will also include integrations with the upcoming SkyTrain Station, South Granville Station.

Joyce II

Location: 5083 Joyce Street in Vancouver

After completing the 30-storey Joyce tower right next to Joyce-Collingwood Station in 2020, Westbank is set to complete the 36-storey Joyce II tower directly across the street sometime this year. As is often the case with Westbank's projects, the building will offer some architectural flair and was designed by Perkins&Will.

The project was originally envisioned as a strata project before later being revised to rental. Westbank spent a large part of 2024 selling their previously-constructed rental towers, so it will be interesting to see whether they hold on to Joyce II. Elsewhere, Westbank and QuadReal are also expected to complete the first residential towers and the shopping centre at Oakridge Park in Spring 2025.

Gateway

Location: 5955 University Boulevard in Vancouver

The second project on this list designed by Perkins&Will, the University of British Columbia's new Gateway building is set to be completed this year, at the corner of University Boulevard and Wesbrook Mall not far from the bus loop. Once finished, the building will combine the School of Nursing, School of Kinesiology, Integrated Student Health Services, and components of UBC Health.

Gateway will rise six storeys and provide over 270,000 sq. ft of space, including four large lecture theatres, simulation labs, and a primary care inter-professional clinic. From a construction standpoint, Gateway will also be the first project in North America to use a CREE structural system — a proprietary mass timber-hybrid system — that enhances sustainability, according to UBC.

Central Park House

Location: 5977 Wilson Avenue (5987 Wilson Avenue) in Burnaby.

Bosa Properties continues to be one of the most prominent developers in Burnaby, with three towers alone planned for the area between Metrotown Station and Central Park. Two of those are set to be completed in 2025, the biggest of which is the 41-storey and 355-unit Central Park House that will feature a "cantilevered amenity pavilion" midway up the tower.

Bosa Properties is also set to complete its 35-storey and 295-unit rental tower at the intersection of Kathleen Avenue and Kemp Street this year, a few steps away from Central Park House. Formerly referred to as Kathleen x Kemp, the project has since been named Broadview. In December, Bosa also broke ground on the 50-storey Solhouse 6035 that will rise directly next door to Central Park House.

The Standard

Location: 6468 Willingdon Avenue and 4241 Maywood Avenue in Burnaby

In the same neighbourhood as Central Park House, another one of Burnaby's most prominent developers, Anthem Properties, is also set to complete a pair of towers in the area. This year, Anthem is set to finish work on The Standard, a 43-storey residential tower that will provide 424 condos and townhouses, plus 92 below-market rental units.

Nearby, Anthem is also expecting to complete the 44-storey NUVO at 6075 Wilson Avenue this year. Their 34-storey Ethos project, a bit further away but also in the Metrotown area, is then set to be completed in 2027, followed by the 66-storey Citizen tower on Kingsway directly across the street from Metropolis at Metrotown in 2029.

BCIT Tall Timber Student Housing

Location: 3700 Willingdon Avenue in Burnaby

First announced in 2020, the Tall Timber student housing building is set to be completed and ready to welcome students for the Fall 2025 semester. The 12-storey building will provide a total of 470 beds, as well as common spaces, support facilities, and an outdoor plaza.

As its name implies, the Tall Timber building will be constructed using mass timber, and it will also meet BC Energy Step Code 4. More importantly, the new building represents the first new student housing development for BCIT in 40 years and will more than double the supply of student housing on the campus, according to BCIT. The project is estimated to cost $119.7 million, with the Province contributing $108.5 million.

Highpoint

Location: 508 Clarke Road in Coquitlam

Currently, the tallest building in Coquitlam is the 49-storey 567 Clarke + Como at 567 Clarke Road, immediately north of Burquitlam Station, by Marcon. If everything goes according to plan and Ledingham McAllister completes its Highpoint tower by Summer 2025 as it expects to, Coquitlam's new tallest building will rise 52 storeys.

Highpoint is emblematic of the Burquitlam neighbourhood's growth in recent years, with many of Metro Vancouver's most prominent developers flocking to the area in recent years and many high-rises currently in the pipeline. It remains to be seen whether any of those will overtake Highpoint, however, meaning the tower's name could remain true for Burquitlam for some time.

Park George

Out in Surrey, Concord Pacific is set to complete its two-tower Park George project located just east of King George Station. Park George consists of a 39-storey tower and a 36-storey tower designed by Dys Architect and the homes are expected to embody the luxury that Concord Pacific is known for.

Notably, Park George is the last phase of Concord's overall Park Place master-planned community near King George Station. The rest of Park Place includes Infinity at the southeast corner of King George Boulevard and 100 Avenue, two Park Place towers, a Park Boulevard tower, and two Park Avenue towers.
