Official Plan and Zoning By-law Amendment applications have been submitted to the City of Toronto to facilitate the development of the site that currently houses the popular Church-Wellesley Village bar Crews & Tangos.

On July 24, Graywood Developments formally submitted the application, which calls to permit a 15-storey condominium at 506-516 Church Street, just south of O'Grady's pub at the southwest corner of Church and Maitland Streets in Church-Wellesley Village.


If approved, the development would replace a surface parking lot and retain the street-facing sections of two-row houses that are currently occupied by Crews & Tangos.

According to the application, the mixed-use building will be comprised of 1,072 square metres of non-residential floor area and 12,708 square metres of residential floor area, and the 13,780 square metre building would meet the street with a 3-storey podium containing a mix of commercial retail and residential uses.

This includes two r spaces fronting onto Church Street, with a total area of 791 square metres. The largest of the commercial spaces is 6,600 square feet (613 square metres) in area. The commercial space permits a range of commercial retail uses that also includes entertainment and night club uses for which Graywood is also seeking.

The second and third floors of the podium will be occupied by residential and commercial spaces, while the rear of the retained building would host a 110 square metre courtyard and a surrounding U-shaped indoor amenity space. On the fourth level, a 73 square metre amenity room and a 134 square metre outdoor terrace are proposed.

Standing above the podium will be a 12-storey tower that will house a total of 173 dwelling units, which will be comprised of 15 studios, 72 one-bedrooms, 65 two-bedrooms, and 21 three-bedrooms.

Two underground parking levels are also proposed, which contain room for a total of 40 vehicle parking spaces, while spots for 174 bicycles would be located on the P1 level with an additional 10 spaces provided on the ground floor.

While the project makes its way through the planning process, the developer says, for the time being, it has extended the bars’ lease for two years and that it’s actively working with the owner of Crews & Tangos, Michael Ramawad, with regards to the future development.
