Vancouver-based real estate developer Sightline Properties has completed its land assembly of 26 lots in East Vancouver after acquiring the parcels in phases over recent months, STOREYS has learned.
The 26 single-family parcels — two rows of 13 — form a 2.857-acre property that's bounded by Kaslo Street on the west, E Broadway on the north, a rear lane on the east, and E 10th Avenue on the south.
Sightline Properties started acquiring the parcels in September 2024, with most of them being obtained in December 2024 and February 2025. The 26 parcels are now held under four entities: Broadway Kaslo NW Holdings Ltd., Broadway Kaslo NE Holdings Ltd., Broadway Kaslo SW Holdings Ltd., and Broadway Kaslo SE Holdings Ltd., according to the Land Owner Transparency Registry.
The land assembly was acquired for a grand total of $100,428,664. The 26 parcels and their individual purchase prices are:

The aggregate purchase price is significantly higher than the BC Assessment valuation of $53,188,000 for the 26 parcels. A majority of the individual parcels have assessed values below $2,000,000, with the highest parcel being valued at $2,961,000, while Sightline Properties paid more than $2,961,000 on all but four of the 26 parcels.
However, the price is likely not without rhyme or reason, as the land assembly is located just a few blocks north from the Millennium Line SkyTrain's Renfrew Station and the City of Vancouver is currently developing a community plan for the area around Renfrew Station and Rupert Station.
Under the current draft of the Rupert and Renfrew Station Area Plan that was made public last year, Sightline's new land assembly is in an area designated for high-rise residential development between 29 and 45 storeys, depending on the tenure of the residential use. No application for the site has been submitted, according to City of Vancouver records, but a site that spans almost 2.9 acres presumably allows for multiple towers. The plan is currently being finalized and is expected to be presented to Council for approval this summer.

Sightline Properties
Founded in 2018 by Jamie Vaughan after spending over seven years on the development team at Onni Group, Sightline Properties currently has numerous projects across Vancouver in its pipeline.
At 1726 W 11th Avenue, Sightline received rezoning approval in December 2024 for a 20-storey and 19-storey rental tower with a total of 283 rental units. A development application for the project was submitted earlier this year.
Other approved projects include a six-storey rental building at 3803-3823 W 10th Avenue and a six-storey rental building at 1977 W 41st Avenue and 5688 Maple Street.
Their biggest project is undoubtedly the 38-storey rental tower they have proposed for 4975-4997 Joyce Street near Joyce-Collingwood Station. The rezoning application for that project was submitted last year, but has yet to be approved.
Last year, Sightline also submitted a rezoning application for 520-590 W 29th Avenue and 4510-4550 Ash Street, where they have proposed two six-storey rental buildings with a total of 230 units. That rezoning application has yet to be approved, but the project has been named Dahlia, according to Sightline's corporate website.
Their most notable project, however, is the six-storey rental building at 3449-3479 W 41st Avenue and 5664 Collingwood Street. That project was approved several years ago and was under construction until it was destroyed by a fire last August. The Vancouver Police Department ruled out arson as the cause, but the source of the fire has been under investigation by WorkSafeBC, according to The Tyee. In a statement last summer, Sightline Properties said it is "determined to rebuild the development."
STOREYS reached out to Sightline Properties on April 14 to ask for an update on the project, as well as the plans for their newly-acquired land assembly, but has not received a response.
