In the spring of 2022, plans were first filed for Niagara 77 — a project that, at that point in time, had the potential to be the tallest condo building not only in Niagara Falls, but in all of Canada, at 77 storeys (and around 735 feet).

By October 2023, however, the site of the project — 5592 and 5602 Robinson Street, and 6158 Allendale Avenue — had been listed for sale, with no buyer having been found since then. The property recently got a new price, $9,999,999, ahead of a bid deadline that has been set at June 24.


According to the listing from Intercity Realty, the property is located near the intersection of Ferry Street and Stanley Avenue (under 20 minutes from the Falls), and is situated within the City of Niagara Falls Official Plan Height Strategy Area, which permits 30 storeys. Meanwhile, designation of the lands is currently Tourist Commercial. As such, Zoning By-law Amendment and Official Plan Amendment applications are in motion to permit the proposed 77-storey condo.

The listing also says that the proposed condo is set to be 'one of the tallest' in Canada — though not the tallest, as it was originally coined.

Meanwhile, a City report from April 2023 describes a planned gross floor area (GFA) of 778,230 sq. ft, a commercial GFA of 5,554 sq. ft, and a residential GFA of 772,676 sq. ft. Across the residential GFA, 962 condo units are planned, which breaks down into 235 one-bedrooms, 309 one-bedrooms plus den, 305 two-bedrooms, 103 two-bedrooms plus den, three penthouse suites, and seven townhouses off of Allendale Avenue.

Other key statistics include 12,034 sq. ft of indoor amenity space, 113,408 sq. ft of outdoor amenity space, 713 vehicle parking spaces (spread out across 12 levels, including six below ground and six above ground, according to the listing), and 368 bicycle spaces.

The applicant for Niagara 77, according to City documents, was Fudzi International Group — c/o Pawel Fugiel. Notably, Fugiel is identified in other Ontario court documents as the sole officer and director of La Pue International, which is the company behind the The Stanley District project that was planned for 5528 Ferry Street in Niagara Falls and placed under receivership in October 2023.
