While it’s no secret that new development in the Greater Toronto Area (GTA) virtually ground to a halt in 2024 thanks to recent market conditions, an assortment of new and notable projects are anticipated to be brought to completion across the region in 2025. Of course, these were planned (and paid for) before sky-high interest rates, climbing development fees, and heightened costs to build saw the number of new starts plummet throughout the GTA (and much of the country).
Nonetheless — from a future-forward college campus, to a sleek hotel, and eye-catching condos unlike anything the region has seen before, here are 10 noteworthy GTA development projects that are set to complete in 2025.
CIBC Square II

Location: 141 Bay Street
Shaking up the Financial District skyline, the buzzed-about second phase of CIBC Square is forecast to complete in 2025. The second phase of the project continues architects Wilkinson Eyre and Adamson Associates' vision of the first in its redefinition of the office experience through its 1.5 million sq. ft of sleek commercial office space. The 50-storey CIBC Square II tower will put wellness top of mind, with green spaces throughout and an elevated one-acre park over a rail corridor that connects it to the first tower.
Limberlost Place

Location: 185 Queen’s Quay East
The potential of mass timber is aptly showcased through Limberlost Place, a new addition to George Brown College’s Waterfront Campus. Designed by Moriyama & Teshima and Acton Ostry Architects, the 10-storey mass-timber, net-zero building will open early 2025 and will be the first institutional building of its kind in Ontario. It comes after the province revised its building codes to allow for mass timber projects over six storeys. With sustainability front and centre, the building will operate passively for half of the year, run with no fuel-fired systems, and generate 24% of its energy from a roof-mounted solar array.
King Toronto Condos

In the energetic King West neighbourhood, King Toronto Condos is impossible to miss. Designed by famed Danish architect Bjarke Ingels, the highly anticipated complex features a distinct LEGO-like design that resembles a mountain of stacked, light-filled boxes dotted with lush greenery. The unique design incorporates the heritage commercial properties already on the site and the development provides a new north-south pedestrian connectivity. A bold departure from a sea of rectangular glassy condo buildings, King Toronto is unlike anything the city has seen. It’s even caught the attention of Elton John, who scooped up one of its stunning penthouses.

Untitled Condos is one of the latest condo developments in the rapidly-changing Yonge and Eglinton neighbourhood. The well-curated development is perhaps best known for its collaboration with Grammy-winning artist Pharrell Williams. Featuring a 36- and 27-storey building, the condo's talking points include a lobby waterfall, an indoor co-working space with a lush living wall, a co-working garden, a pink-hued basketball court, meditation garden, spa, and indoor and outdoor pools (to name a few).

Corktown’s growing number of new residential and mixed-use developments includes the celebrated 28 Eastern. The F-shaped, 12-storey mixed-use townhome and condo building stands out with an eye-catching geometric design and features condo and three-bedroom townhomes accessible from the street. Its residents will enjoy a greenery-filled rooftop terrace, a pedestrian courtyard, and 12,000 sq. ft of amenity space.
11 YV

The sleek 11 YV development towers 65 storeys over Toronto’s Yorkville neighbourhood. Designed by Sweeny & Co. Architects, the mixed-use building is inspired by Manhattan's towers and features a glass facade with strong vertical lines. It will house 617 residential units and over 34,000 sq. ft of retail space. The outdoor lounge with BBQs, state-of-the-art fitness centre, infinity-edged indoor/outdoor pool, serene zen garden, elegant piano lounge and dramatic wine dining room are just a few of the world-class amenities that will complement the world-class shopping just outside its doors.
St. Lawrence Market North

Location: 92 Front Street East
The St. Lawrence Market North Building – which sits across from the iconic St. Lawrence Market – is nearing its final stages of completion. Designed by UK-based architects Rogers Stirk Harbour + Partners and Toronto’s Adamson Associates Architects, the arched, glass-filled, five-storey structure replaces a former one-storey building built in 1967 and will house the beloved farmer’s market. Notable design features of the futuristic building include a five-storey-high central space and an open lobby.
Olive Residences

Location: 38 Olive Avenue
In Willowdale, Capital Developments’ Olive Residences – rising at 36 Olive Avenue, just west of the Yonge Street and Finch Avenue intersection – is quickly taking shape. Designed by Arcadis, the 31-storey condo boasts a contemporary design that fuses glass, brick, and metal to form the striking tower and houses 11,000-square-feet of indoor and outdoor amenity space. Meanwhile, expansive suites feature floor-to-ceiling windows and plenty of balcony space.
Nobu Hotel Toronto

The celebrated world-class Nobu brand is taking over Mercer Street (replacing Wayne Gretzky’s and the former Second City location) with its sleek restaurant, residences, and hotel. While the sprawling Nobu restaurant is in full swing, the residences and hotel are nearing completion. The two striking towers of Nobu Residences, designed by award-winning architect Stephen Teeple, are rising above the retained classic brick façade and Art Deco elements of the original Pilkington Glass Factory, a designated heritage site. A signature Nobu Hotel will sit at the top of the West Tower.

Overlooking North Oakville, Wilmot Condos is a nine-storey, 380-suite, future-forward development designed by Baron Nelson Architects. The Wilmot will redefine elevated living by incorporating sustainable design, premium finishes, lush landscaping, interconnected spaces, and desirable amenities, all optimized for a smart home experience. It will offer 380 suites (one, two and three bedrooms, some with dens), and amenities will include 24-hour concierge, smart home tech, a tech lounge, fitness facilities, and a massive courtyard.
