A number of developers have had their eyes set on Etobicoke as of late, with yet another project -- this one proposing a trio of high-rise apartment buildings -- set in motion earlier this week.

On Tuesday, an application was filed with the City of Toronto requesting a zoning amendment with respect to a 1.53-hectare property at 530 The East Mall, on the west side of The East Mall, south of Capri Road.

The proposal includes three residential apartment buildings: “Building A” spanning 21-storeys in height, situated on the southern portion of subject site; “Building B” containing two 13-storey towers sat atop an 8-storey podium (for a total of 21 storeys), situated at the centre of the site; and “Building C,” also reaching 21-storeys in height, situated on the northern portion of the site. At its highest point, the development would reach 68.82 metres, plus a 7.5 metre mechanical penthouse.

The three buildings would jointly contain 81,887 sq. m of residential space with 1,074 residential units, including 110 rental replacement units. The rentals would be a mix of 545 one-bedrooms, 348 two-bedrooms, 152 three-bedrooms, and 29 townhouse units.

In addition, the proposal outlines plans for 4,952.3 sq. m of total amenity space (including 2,150.1 sq. m to be located indoors and 2,802.2 sq. m to be located outdoors), and a public park, 2,889 sq. m in size.

If approved, the three new high-rises would serve to reinvigorate the existing “tower-in-the-park” site, currently occupied by a seven-storey rental apartment building.

“The proposal will result in an appropriate and desirable residential form of intensification on an underutilized site and will contribute to the ongoing reurbanization of the lands on both sides of the Highway 427 corridor through the addition of new housing and public realm improvements," states the planning rationale prepared in support of the application. "In addition, the proposal will also contribute to the range of housing choice, including rental units.”

The apartment buildings proposed for 530 The East Mall are one of several large-scale residential projects planned for the surrounding Etobicoke area. In September, QuadReal Property Group announced a partnership with Mattamy Homes for the first phase of the Cloverdale Mall redevelopment project. At that time, it was revealed that QuadReal and Mattamy will collaborate to create a signature condo project on a triangle-shaped site at 2 and 10 The East Mall Crescent.
