York University has submitted plans to construct Phase 3 of The Quad Student Residence — a purpose built student residence consisting of two eight-storey buildings set to bring 579 new units to campus.
This development is the third of at least four phases, with Phases 1 and 2 having been approved in 2020 and since completed. If approved, the development would “deliver much needed purpose-built student accommodation that will significantly increase on-campus housing supply” and “strengthen the overall on-campus services and amenities available for students, staff, and visitors to York University,” according to the application cover letter.
The developers, Campus Suites and Forum Asset Management, submitted the application in late-June and are currently awaiting permissions, but due to the critical need for student housing, they are seeking expedited approvals from the city in order to move students into the new residence by September 2026.
The new dorms would sit directly south of the first two phases, where there is currently a parking lot, with frontages on the north side of Assiniboine Road and the east and west side of Haynes Avenue. Both buildings are L-shaped and have eight-storeys that fall to six-storeys along Assiniboine Road.
The units within would include an assortment of studios, one-, two- and four-bed residence unit configurations to suit student preferences, totalling 841 beds and 22,855 sq. m of residential space. Students would also enjoy 3,174 sq. m of indoor amenity space across the two buildings.
Echoing Phase 1 and 2, the newest Quad phase will have a sleek, modern design from ARK Inc. architects that provides a “contemporary, safe and livable enhanced student residence experience.” Additional residences will eventually be built on the northeast and northwest corner Haynes Avenue and Assiniboine Road, but for the time being, these lands will be landscaped and filled with “attractive” planting, including 50% native plants. Plus, 100% of Phase 3's roof will be designated as “Green Roof.”

If approved, the development would bring much needed affordable student housing to York University's campus, providing support and accommodations to Toronto's robust student population.
