A "highly desirable" Lawrence Manor development site recently listed by Colliers for an unspecified price boasts 19,226 sq. ft of redevelopment land approved with Notice of Approval Conditions (NOAC) for a four-storey townhouse development featuring 25 units and a Gross Floor Area (GFA) of 29,582 sq. ft.

Located on the southeast corner of Lawrence Avenue West and Englemount Avenue at 579, 581, 583, and 585 Lawrence Avenue, the site is within 600 metres of Lawrence West TTC subway station and enjoys a close proximity to Lawrence Plaza, Lawrence Allen Centre, and Yorkdale Shopping Centre. Currently, the land is occupied by four single family detached houses, fronting on Lawrence Avenue West.


The site, which was listed in early-October, is being sold via receivership.

Current plans for the stacked townhome project were first submitted in late-2019 and received NOAC approval in May 2022. As of now, the sight remains undeveloped.

That proposal envisioned a two-building development with western and eastern blocks featuring 14 and 11 units, respectively. The 25 units would be divided into 23 two-bedrooms and 2 three-bedrooms. Also proposed were 24 vehicular parking spaces and four visitor parking spaces to be provided across surface level parking and attached garages.

Alternatively, Colliers notes that the site could be redeveloped to support a six-storey residential mid-rise building, offering 69 units and a GFA of 72,878 sq. ft. The lands are "ideally suited for residential redevelopment," and "the Property benefits from excellent public transportation access," says the listing.
