A six-acre lot just a stone’s throw away from Scarborough Town Centre is poised for a massive makeover.

Rosdev and Dov Capital are behind a new development application that would see a six-storey Bell building at 100 Borough Drive replaced by five sky-scraping condo towers, a new east-west public street, and around 2,161 sq. m of parkland.


The associated planning materials, prepared by MHBC, specify building heights of 50, 50, 46, 39, and 26 storeys. Two of those towers would be located north of the public street and are anticipated to be mixed-use in nature, accommodating both residential and retail components. The remaining three buildings are slated for south of the public street and are planned to be exclusively residential.

Pending the City of Toronto’s go-ahead, the development would add 2,335 new condo units to the area — a mix of studio, one-bedroom, two-bedroom, and three-bedroom units — over 172,200 sq. m of residential gross floor area.

In addition, 830 sq. m of retail space to be located at grade, 6,673 sq. m of indoor amenity space, and 3,467 sq. m of outdoor amenity are proposed.

Architectural plans prepared by Arcadis show a cluster of angular towers atop six-storey building podiums. The planning report draws attention to the development’s “terraced articulation,” as well as the inclusion of compact floor plates under 750 sq. m. The report explains that towers with smaller floor plates “make interior climate control more energy efficient and increases daylight within buildings to improve urban sustainability and residential livability.”

“The specific design elements of each building will be reviewed and approved by the City through a future Site Plan Approval application,” the report also states.

In addition to being around the corner from Scarborough’s largest mall, 100 Borough Drive will soon tout proximity to the forthcoming Scarborough Centre Station — part of a subway extension that will also provide stations at Lawrence and Sheppard. Tunnelling for the extension has been underway since January, according to Metrolinx.
