Portal Developments' Junction-Wallace Emerson townhome development site has been listed for $14.5 million by Colliers’ Redevelopment Advisory Group.
The 22,507-sq.-ft property is comprised of three connected parcels of land located at 10-22 Pauline Avenue, just one block from the Bloor Street West corridor, positioned within walking distance of the Bloor-Dufferin TTC subway station, and in close proximity to the Bloor GO Station and UP Express Station.
The optimally located site provides "convenient access to Toronto’s downtown core and surrounding areas [...] and makes it easy to get to destinations such as Union Station and Pearson International Airport," says the listing.
Currently, the site is home to a C3 Church location, a surface parking lot, and two semi-detached homes. Envisioned by Portal Developments and approved by the City are development plans and zoning for 34 four-storey freehold townhomes designed by STUDIOWI Inc., with a Floor Space Index (FSI) of 2.04. The mix of two- and three-bedroom residences would span 45,950 sq. ft and include 34 at-grade parking spots, rooftop terraces, and "private urban patios."

Of the parking spaces, 19 would be located under the rear cantilevered second-storey portion of the building, and the remaining 15 spaces would be located at the rear of the site under a covered green roof, according to a June 2024 Decision Report from Community Planning.
Development plans were originally submitted in mid-June 2023 and approved in June 2024, following a reduction of storeys from five to four. Prior to the site being listed by Colliers, it was marketed by Avison Young Canada before being removed.

Defining the "well-established residential neighbourhood" the site is located in is Bloor Street West, home to a vibrant array of shops and restaurants, attractions like Dufferin Mall and the Museum of Contemporary Art, and the West Toronto Railpath, a bicycle and pedestrian trail running from The Junction neighbourhood toward downtown Toronto.
