Sprawling as far as the eye can see — and we mean that quite literally — a sprawling land assembly has just hit the market in British Columbia.

And it's one that spans more acreage than some cities.

The land assembly is dubbed the Cranbrook East Lands, located adjacent to the City of Cranbrook in the East Kootenay region of British Columbia, and it consists of two lots that can be purchased separately, or together. Lot 1 consists of 6,656 acres, and Lot 14 consists of 2,429 acres, together serving a total of 9,085 acres available for purchase.

Lot 1 is listed for $86,525,530, while Lot 14 is available for $31,577,000. This brings the entire land package to a total price of $118,102,530, which works out to approximately $13,000 per acre.

Specs

All 9,085 acres are outside of the Agricultural Land Reserve (ALR), which means they are free and clear of restrictions — and, they carry enormous development potential.

The properties are equipped with wide logging roads throughout, allowing for easy access to lumber, not to mention some unregistered lakes and ponds.

Much of the lands are covered by acres and acres of trees, as well as exposed gravel, sand, and rock.

The lots share a border with the City of Cranbrook, and are located a 15-minute drive away from the Canadian Rockies International Airport. They also offer breathtaking views of the Rocky Mountains, as well as Fisher Peak.

What's more, the east side of the property pairing borders the Trans-Canada trail, and there are many trails within the boundaries of the Cranbrook East Lands, too.

All this is to say, here, the redevelopment potential is like the land pairing itself: seemingly endless.
