Yet another purpose-built rental proposal has joined the collection of like applications currently being considered for approval by the City of Toronto after developer Oben Group submitted plans for a 14-storey, 147-rental unit development slated for South Parkdale.
Plans were submitted in mid-March and pertain to a Zoning By-law Amendment application to change the site's zoning from Residential to Apartment Neighbourhoods to permit the height and density increase required to for the new building. Currently, the site is occupied by a four-storey building previously occupied by Chartwell White Eagle Long Term Care Residence.
If approved, the development would be located at 138 Dowling Ave., just north of King St W, in close proximity surface transit along King and Queen St. and to Exhibition GO Station, which connects to Union Station and TTC Subway Line 1.
On the site, the new building would sit in the centre of the rectangular-shaped, 17,781-sq.-ft lot with frontage on Dowling Ave. Plans are proposing to demolish the existing building and replace it with new build, which will have one level of underground parking, and amenity roof top, and a green roof.
At grade would be the residential lobby, bike storage room, a 1,009-sq.-ft indoor amenity space, and four incorporated townhome units, two of which will be two-bedroom units and two of which will be three-bedrooms. The rest of the rental units would be divided into 26 bachelor units, 65 one-bedroom units, 39 two-bedroom units, and 13 three-bedroom units. Of the total units, four bachelor units, nine one-bedroom, six two-bedroom, and three three-bedroom units will be provided as barrier-free units.
In addition to the grade-level amenity space, residents would have access to 3,121 sq. ft of indoor amenity space on the mezzanine level and rooftop. Also on the rooftop would be 3,610 sq. ft of adjoining outdoor amenity space with 3,415 sq. ft at ground level at the back of the building.
For parking, residents will be provided with 25 vehicle parking spaces for residents and five visitor spaces. Of the provided spaces, one will be a barrier-free space and all 25 resident spaces will have EV charging. As well, there would be 136 long-term spaces for residents and 30 short-term spaces for visitors.
Plans envision an attractive exterior with designs from Toronto-based architecture firm Superkül, featuring red brick masonry. The design is similar to surrounding buildings though taller and with a "more refined building format" and "attractive architectural design", according to the Oben's planning rationale.
Once complete, the purpose-built rental development will bring needed rental housing to the vibrant lakefront community.
