A new high-rise residential project is slated for the Yonge–Sheppard corridor following a strategic partnership between Arkfield and CentreCourt.

The two firms have finalized the acquisition of 15–25 Poyntz Avenue, a site positioned to capture the demand for transit-oriented density in North York.


The proposed development is expected to introduce more than 500 residential units to the area. Located just west of Yonge Street, the site is steps away from the Sheppard-Yonge TTC station — a critical interchange for Lines 1 and 4 — and offers immediate vehicle access to Highway 401.

While both firms are prominent fixtures in the Greater Toronto Area’s high-rise landscape, this acquisition marks their first formal joint venture. Arkfield, which currently manages a portfolio of 6.2 million sq. ft with an estimated completion value of $5.5 billion, brings a specific focus on the North York market. CentreCourt, a fully integrated developer with over 10,000 homes delivered since 2010, will likely leverage its reputation for high-density, transit-adjacent projects to shepherd the Poyntz Avenue site through the development lifecycle.

The Poyntz Avenue assembly sits in a neighbourhood that has seen a surge in "missing middle" and high-rise applications over the last 24 months. The move to bring upwards of 500 units to this specific node aligns with the City of Toronto’s push for increased density near major transit stations.
